Construction Roof Tendering
When RG Carter first approached Acorn Timber Engineering Ltd, the brief was to engage in construction roof tendering in Lincoln for the supply of metal web joists for the flat roof links between four residential blocks at their Welton Extra Care Scheme development in Lincolnshire. However, after reviewing the full scope of works, we identified a broader opportunity—and successfully tendered to design, manufacture, and supply the entire roof structure for the development, comprising 62 apartments and 10 bungalows.
Largest Roof Delivery
Led by experienced Senior designer Simon Copley, our team delivered what became our largest trussed rafter roof to date — and potentially one of the largest in the UK. Spanning nearly 3,500 square metres and comprising more than 2,500 components, this included trusses, spandrel panels, gable panels, and Posi-Joists.
Staged Production Efficiency
Given the size and complexity of the project, we adopted a staged approach to both production and drawing release. This enabled us to align deliveries with the construction programme, maintaining production efficiency while ensuring we met the technical challenges of the scheme — all without compromising on quality, safety, or sustainability.
Innovative Solutions
To accommodate transport and installation constraints, we developed a cap-and-base truss system with aligned webs to simplify bracing. Base trusses were installed first to provide a secure working platform for capping. Spandrel and gable panels were manufactured in manageable sizes for safe manual handling, and a permanent on-site crane was used to support unloading and assembly.
Sustainable Construction Practices
Sustainability remained a key focus throughout — from using PEFC-certified timber and minimising waste through smart design to optimising load sizes to reduce transport emissions.
This project showcases our ability to scale, innovate, and deliver a highly technical roof structure that meets the demands of modern construction while supporting safer working practices and sustainable outcomes for the community.
